REDUCED in price - At the heart of the Cote Chalonnaise sector, in an exceptional location with beautiful views of the vineyards, we have this beautiful house set on high with winemaker cellars, offering about 185 m2 of living space on two levels.

The ground floor consists of an entrance hall with dressing and health room, a large living room with separate living and stay. This bright room opens out onto a raised terrace. This level also includes a TV lounge, a kitchen and pantry, open to the outside on a beautiful yard and garden.

Upstairs from the living room. Landing, then a master bedroom, a bathroom, a guest bedroom and dressing room. Then a second space converted into office serves in turn 2 children's bedrooms and a bathroom.

The home sits on 2 cellars. The first fitted in the boiler room and the other in a beautiful wine cellar with wine racks and tasting bar.

A large outbuilding of 100m2 on 2 levels and high on basement provides additional development potential.

A guest bedroom with its en suite bathrooms has already been created. A set of small outbuildings offers various storage surfaces. This set is based on an enclosed 1040 m2 land bordering the vineyards.

A beautiful property a quick visit.

Gas central heating ground for the ground floor.

Automatic gate. Well. Rainwater recovery.

NOTE: Actual village location may not be as stated but is within approx. 20/30 kms, ask for more details.

The department of Saone-et-Loire is in the Bourgogne region, or Burgundy if you prefer. The locals and the French in general refer to this region as Bourgogne, it is only the rest of the world that translates it as Burgundy, so take your pick.

Burgundy comprises the following four departments: Cote-d'Or, Saone-et-Loire, Yonne and Nievre.

Most of the population of Saone-et-Loire department live in the east as this area is much better developed in terms of transport networks and has much more employment. it is not far for people to commute to Lyon which is one of France's biggest cities.

Saone et Loire offers some very diverse landscapes which are a delight to discover: hedged / bocage farmlands, vineyards, woodlands, lakes and ponds will probably seduce most of you. The department also boasts a great heritage in its buildings, Roman villages, vineyards and more.

Bourgogne is one of France's main wine producing areas, that is how you will know it as Burgundy I guess. It is well known for both its red and white wines, mostly made from Pinot noir and Chardonnay grape varieties, although others are used including Aligote, Pinot blanc, Gamay and Sauvignon blanc. The 'wine region' is divided into the Cote-d'Or, where the most expensive and prized Burgundies are found, Beaujolais where the first wines of the season come from on the third Thursday of November each year, Chablis, as well as the Cote Chalonnaise and Macon (try a Macon Village wine, my personal favourite).

The reputation, quality and heritage of the best wines, along with the fact that they are sometimes produced in small quantities, leads to a high demand and in turn high prices, with some Burgundies being ranking amongst the most expensive wines in the world.
