This is a rare find: an extremely characterful and well-proportioned french chateau with swimming pool and outbuildings. In a private and peaceful location, near the lively town (only 2 km) of Ruffec and very close to the river Charente.
The impressive rose-lined driveway leads directly to the main entrance, a hallway (9 m2) with curved stairs. The L-shaped living room (44 m2) is the centre of the house and has authentic cornices and ceiling roses, a marble fireplace and high bright windows. From the living room you step down into the conservatory (31 m2), where the modern kitchen with island is fitted. The conservatory opens up fully onto a patio, from where you can enjoy stunning views down to the river the Charente and the countryside behind it.
At one end of the living room (in the old pigeonnier) is a room (13 m2) which currently holds an office and a toilet. At the other side of the living room is a salon (16 m2) with fireplace and a bedroom (15 m2) with ensuite bathroom (8 m2). The second staircase (5 m2), again with curved wooden stairs, contains a downstairs shower-room and toilet.
Up the main stairs, there are two ensuite master bedrooms. The first one (19 m2) has an art-deco bathroom (7 m2) within the vaulted tower. The second bedroom (18 m2) has a modern shower room (9 m2). From both bedrooms there is a beautiful view down the valley behind the chateau.
The second staircase leads to a big landing and two double bedrooms (both 10 m2). These bedroom share the downstairs shower-room.
Throughout the whole length of the house there is a huge cellar with different rooms, including a wine cellar, a workshop, a utility room and a room for the oil-fired-central heating.
The chateau has a central position in its grounds, highlighted by the metal gates and the gravelled driveway. The parkland gardens (5395 square meters) are fully enclosed and offer a variety of flowers, plants and (full grown) trees.
To the back of the chateau and the river lies a border of natural woodland, with an opening to enjoy the view across the river. The river is close, but the chateau has an elevated position, so there's no danger of flooding.
The swimming pool (12 x 5 m) is secluded in a corner of the plot and is surrounded by plants and trees and an old aviary.
The cottage in the corner of the garden has a big living room (27 m2) (currently with tennis-table) with fireplace and bar, and a second room (13 m2). If wished, this cottage could be easily turned into an independant guest house, by adding a bathroom.
On the other side of the garden is a garage (50 m2) which contains the pool-pump and provides storage.
If you're looking for an imposing and stylish property, in a rural setting, though close to amenities, this chateau is a must have!
