stone village house with land and outbuildings.
This stone village house is surprisingly big and has got some very promising outbuildings.
The front door opens to a central hallway, with in the back a separate toilet. At the left of the hallway is the dining room (22 m2) with pretty fireplace and fitted kitchen.
At the right of the hallway lies a cosy living room (22 m2) with fireplace. The room next to the living room is now used as a downstairs bedroom (19 m2) with toilet, sink and brickstone fireplace, but could also be used to enlarge the living room.
At the back of this room is an old kitchen, now used as a utility room (15 m2) with doors to the attached garage.
On the first floor, all attached to the central landing, are four good sized bedrooms (20, 14, 12 and 10 m2), a bathroom (5,5 m2) and a separate toilet.
The house benefits from oil-fired central heating, the windows are all double glazed (PVC), the roof has been renewed in 1999 and the fosse toutes eaux has been installed in 2005.
There are lots of outbuildings, all in different sizes and with different possibilities (smallholding, gites).
In front of the house lies a huge barn (150 m2 footprint), which used to be the cow stable. This outbuilding is made of the well known charentaise stones and could perfectly be renovated into a second house (subject to planning permission).
Also in front of the house is a smaller stone barn (25 m2), and a covered area (100 m2) for parking of cars/caravans (but it might equally work for making a lounge area).
Attached to the house is another barn (50 m2) which houses the fuel tank. There is also a garage with carport (29 m2) and a separate workshop (15 m2).
The main house lies central in its grounds (4190 m2). The entrance is gravelled and provides ample space to park several cars. At the back of the house is a big vegetable plot and another large field.
The village is about 7 km from Aigre, where you will find everything you'll need. Several local services provide bread, fish and butcher's deliveries.
This property provides comfortable living space in the main house and enough space around the house whilst not being isolated.
