Attractive stone house with two gites
This pretty complex of stone houses provides flexible accommodation and good income potential.
The front door opens to the entrance hall (5.3m x 1.6m = 8.5 sqm) with tiled floor and exposed beam ceiling. To the left a door opens to a large reception room (8.5m x 5m = 43 sqm) with a chestnut floor, exposed beam ceiling, stone fireplace with wood-burning stove, exposed stone wall and a pair of windows looking on to the south facing terrace.
To the right of the hall a door opens to the kitchen (3.5m x 5m = 17.5 sqm) with a range of fitted units, wooden floor, exposed beam ceiling and an exposed stone wall. There is space enough for a kitchen table.
To the far side of the kitchen a door opens to a corridor. To the left is a bedroom (4.4m x 3m =13 sqm) with wooden floor, exposed stone walls and a pair of glazed doors to an enclosed courtyard garden. To the right of the corridor a door opens to a large shower room (shower, wash-basin and WC). To the end of the corridor a door opens to the entrance hall of the first gite (which means that this bedroom and shower room could be incorporated into the gite simply by closing the door from the kitchen).
A wooden staircase rises from the rear of the entrance hall to the first floor landing (6m x 2m = 12 sqm) easily large enough for an office/computer area. Off the landing are two large bedrooms (21 sq and 19 sq m) as well as a modern bathroom (4.5m x 3m = 13.5 sqm) with free-standing bath, large walk-in shower, wash-basin and WC.
The front door opens to the entrance hall (8.3m x 1.1m = 9.5 sqm). To the left is the door that opens to the corridor that leads back to the main house. To the right of which a spiral staircase rises to a large first-floor living room (5.2m x 6.9m = 36 sqm) with wooden floor, exposed-beam ceiling, exposed stone walls and a kitchen area. There are two bedrooms (14 sq m and 12.5 sq m), both with wooden floors, exposed stone walls and exposed beam ceilings. In addition to this there is a shower room (5sqm with shower, wash-basin and WC).
To the right of the entrance hall there is a large laundry room (11 sqm) and to the rear of the hall a door opens to the enclosed courtyard garden which is shared with the second gite.
The front door opens directly into a large living room (8.5m x 4.7m = 40 sqm) with wooden floor, exposed stone walls, exposed beam ceiling, kitchen area and a pair of gazed doors to the enclosed courtyard garden. To one corner of the living room a door opens to a spacious shower room (3.5m x 3.8m = 13 sqm) with shower, wash-basin, WC and a pretty little stone fireplace.
To one side of the room a wooden staircase rises to the first floor landing, off which are two bedrooms (16 sq m and 14.5 sq m) both with wooden floors, exposed stone walls and exposed beam ceilings.
The property comes with a large barn (ideal as a workshop, garage and storage area) and an attractive open-sided barn which provides covered parking. One end of the open-sided barn is fitted out as a guest bar area. In addition to this there are a number of smaller stone outbuildings including a pigeonnier.
Gates from the garden and from within the open-sided barn opens to the pool area. The pool (10m x 5m) has solar heating and the terracing is large enough for plenty of sun beds.
The garden itself is mainly laid to lawn with a number of trees and shrubs.
This is an attractive property which has been sympathetically renovated and well maintained. The gites have a successful letting history. Double-glazed throughout, the main house benefits from oil-fired central heating. The gites are generally let in the summer but the season could be extended by the addition of electric radiators.
