Beautiful logis in a wonderful setting
This 6-bedroom logis, dating back to the 17th century, has a 2-bedroom guest house, a large swimming pool, plenty of land, no immediate neighbour and is just 3km from a lively town.
With a history dating back to the 1600s, this large country house comprises a tower with main residence and a smaller attached cottage, substantial outbuildings, a walled garden, a swimming pool and land.
The house has entrance to both the front and back. Entering to the front, a pair of glazed doors opens into the main entrance hall (27m2) with marble-tiled floor. To the right a pair of door opens to the formal sitting room (45m2) with wooden floor, fireplace and two pairs of glazed doors opening to the garden. To the far end of the room another pair of doors opens to less formal sitting room (23m2) with wooden floor, fireplace and a pair of glazed doors to the garden.
To the left of the entrance hall a pair of doors opens to dining room (30m2) with wainscoting and a pair of glazed doors to the garden. To the far side of the room a door opens to a second entrance hall (which makes the link between the house and tower). A door from here opens to a very large kitchen (40m2) with tiled floor and exposed beam ceiling.
To the back of the second entrance hall a door opens to a large room that currently serves as the entrance to the house from the courtyard to the back of the house. This room (40m2) has a tiled floor, a fireplace with wood-burning stove, exposed beam ceiling and a door to the courtyard. To one side a door opens to a large room in the tower (about 40m2) which is currently used as a games room. Also off the courtyard entrance room are a WC and the boiler room.
An impressive staircase rises from the main entrance hall where corridors provide access to 6 bedrooms (34m2, 32m2, 30m2, 25m2, 15m2 and 12m2). The largest bedroom has an ensuite bathroom (bath, wash-basin and WC). Off the landing there is another bathroom as well as a shower room.
A flight of stairs rises from the landing to the attic of the tower - this is currently unconverted but there is potential to a make a lovely room up here.
To the side of the main house (with an independent entrance but also accessible from the house) is a charming guest house. On the ground floor is a large dual-aspect open-plan living room (47m2) with tiled floor and corner kitchen. To one side a flight of stairs rises to a landing off which are two bedrooms (19m2 and 16m2) as well as a bathroom and a separate WC.
Forming a courtyard to the back (west) of the property is an extensive range of outbuildings comprising barns, stables store rooms and so on. These buildings offer potential for further development (subject to relevant planning consent).
The house sits in gardens of about 1500m2 - the gardens are mainly laid to lawn with a number of mature specimen trees, shrubs and flower borders. To one side is a large heated swimming pool (14m x 6m) with covered terrace and filter/pump room. The garden has access to the little lane via an ancient stone arch, next to which is a pretty stone "pavilion".
The rest of the land is currently farmed.
This is a very attractive property in a great location - the town of Chalais is just 3km away but the house has no immediate neighbour and the access road leads only to the property - passing traffic is made up of local farmers.
