Prioritise this house if you’re looking for a quality stone-built longère featuring a high-end fitted kitchen in oak, solid oak doors throughout on the ground floor, aluminium double-glazed windows throughout in smash-proof glass (on the ground floor) and the tranquillity of the countryside with magnificent views over your own large garden towards fields and woods beyond.  All of this plus abundant fruit trees and an efficient heating system providing warmth to this sizeable house at a modest cost.

Behind the electric gate, tucked away off a country lane, you arrive at the front pebbled courtyard of the house with its attractive crazy-paved crescent-shaped patio.  This property features tasteful fittings of high quality and even has a speaker system wired to the kitchen and bathrooms to provide background music which can be switched on or off using a remote control in each room.  Little expense has been spared in making this a quality family residence!

LOUNGE (approx 53m²) – a very spacious and bright lounge with arched patio doors providing access to the attractively-paved rear terrace and with delightful views over the garden and countryside beyond.  A further patio door on the opposite side of the lounge provides access to a similar outdoor patio in the property’s courtyard.  The lounge has two large radiators extending from floor to ceiling and features an ornate enamelled ceramic wood-burning fire which was installed in 2013.

DINING ROOM (approx 30m²) – oozing character with its stone walls, the dining room is accessed through a substantial stone arch from the kitchen and features a large traditional stone fireplace and chimney breast, ceiling in wood with beams and an attractive tiled floor.  The deep windowsills are in solid oak.

CONSERVATORY (approx 58m²) – this very large conservatory is a real feature, running down one side of this substantial house with stunning views over the gardens.  It is very light and airy with windows, patio and access doors (all glazed) running its entire length.  Great for entertaining or just relaxing at home and taking in the very green view.

KITCHEN (approx 20m²) – the high quality specialist-designed, fitted kitchen in solid oak features a quality Corradi ‘piano’ cooker ( with its five gas hobs and large extractor hood, a dishwasher, fridge, electric oven, plenty of cupboards, shelves and drawer space.

SHOWER ROOM – very attractively tiled to the walls and featuring a shower with wide door, a wash basin, a heated towel rail and fitted cupboards with sliding mirrored doors providing plenty of storage space.

SEPARATE WC – attractively tiled, with a wash basin.

BEDROOM – the downstairs bedroom features flooring in 2cm-thick solid oak with matching oak window sill, wallpaper to the walls and a view over the garden.  It also offers fitted cupboards with sliding doors providing hanging and storage space.

LAUNDRY ROOM – featuring a double sink and worktop, drawers and cupboards along with plumbing for a washing machine and an outlet for a tumble dryer.  It also houses the aero-thermic heating system - installed as recently as 2013 – which feeds the heating radiators in the house and provides the hot water.  The pipes pass underneath the flooring within the house, thus providing additional warmth in the process.  The aero-thermic heating system normally provides adequate heating for the house but in the case of extremely cold conditions, the supplementary fuel oil system takes over.  This is seldom required, but is a useful back-up.

WORKSHOP / STORE ROOM / CAR PORT – accessed from the laundry room and provides plentiful storage space, it is connected to the water and electrical systems.

GARAGE (approx 32m²) – offers extensive storage space with its fitted cupboards, a workbench and plenty of space for a freezer and other appliances.  A staircase leads to further loft storage space above the garage which could be converted into one or two further bedrooms.

Accessed via the staircase in quality, solid chestnut with maintenance-free pine panelling to the walls and ceiling.

MAIN BEDROOM – a very large bedroom with fitted cupboards and a large radiator.

BATHROOM – attractively tiled, featuring a bath with shower attachment, wash basin, WC and heated towel rail.

Substantial gardens with a very large lawned area supplemented by fruit trees and bushes.  Also featuring a large vegetable plot, along with a ‘serre’, being a greenhouse covered by robust plastic sheeting and which has its own tap and an automatic watering system in place.  The fruit trees, bushes and plants include apricot, damson, blackcurrant, apple, pear, peach, plum, grape vines, strawberry, vine peach, tomato, along with aubergines, onions, peppers, cabbages, sprouts and many others.

Two linked garden sheds with electricity and lighting provide storage space for garden tools and the tractor etc.

The downstairs double glazing features smash-proof glass for an added level of security and a motion-sensing security system with alarm is installed.

The main arterial RN12 dual-carriageway (Brest to Rennes and beyond) is just 3km (2 miles) away and the village of Plouvara with its schools and local businesses is a little less than that.  The large town of Guingamp with its high-speed TGV train access to Paris and beyond is about fifteen minutes’ drive away and the medieval town of Quintin is a similar distance.  The popular seaside resort of Binic with its beaches and marina is a mere 12 miles away.

The ferry ports of Roscoff (serving Plymouth and Cork) and Saint Malo (serving Portsmouth and Jersey) are 91km (57 miles) and 109km (66 miles) away respectively.  Dinard airport is 95km (59 miles) away and all are easily reached with the journeys being largely by dual carriageway.  Ryanair flies Dinard to Stansted several times per week all year round and to East Midlands currently (as at October 2016) between April and the end of October.  Brest airport is 120km (75 miles) and Rennes 122km (76 miles) away, again, all largely by dual carriageway.  The airline FlyKiss ( operates a service from Brest to Luton.
