First Floor

This is also in slate and attached to the side of the house, possibly another house in a past era and could be additional accommodation for the house or small independent apartment with separate entrance.

Pretty areas!

In front of the house is a terrace (paved) with views over the village and to the mountains. Raised flower borders, roses garden and beautiful Albizzia tree.  Wood storage and garden equipment store area.

 In front of the workshop is another terrace (natural stone) – totally private again with views as above.  To the rear of the kitchen and dining room is a private terrace and BBQ area (tiled)

Extensive rear garden – partially landscaped with lovely trees and bushes, with an orchard at the end, again offering fantastic views. There is space for a large swimming pool should you wish one – but there are lakeside beaches around the region used for swimming and socialising.

Smaller non-attached garden (to the side and rear of garage) with small vegetable plot, (normally my tomatoes and an established asparagus bed) fruit bushes and many roses and flowering bushes. 

The Village

Very welcoming and friendly. There is a primary school that works with schools in Cuxac-Cabardès (infants (from 3 years), primary and a college). There is a coach provided by the commune for the transport of children between the two villages.  

Every year there are many things going on for the inhabitants and other villages in the Montagne Noir. The most important being a big village fete (4 days) during the last days of July beginning of August. The villagers are a mix of ages, children up to the more senior members. There is a village guardian who keeps the village clean, tidy and beautiful.  It is quite a middle-class village with many professionals, particuarly teachers,  choosing to live here with their families.

Cuxac Cabardès - with all shops, La Poste, doctor, schools, nurse, beautician, 2 x bar restaurants.

Further afield

Commercial Centre at Pont Rouge 20 minutes with Carrefour, Bricomarché, Banks and Grand cinema multiplex.

Carcassonne Airport - newly built and enlarged: 30 minutes (Salvazza)

Toulouse Airport 1 hour 20 minutes

Others at Béziers, Perpignan, Girona and Montpelier (the furthest at 2.5 h)

Mazamet 25 minutes to the centre.

Lac de Montagne public beaches cafes and restaurants, 10 - 15 minutes. The Mediterranean beaches - closest 1h at Narbonne.

Costa Brava – 2 ½ hours.  Ski Slopes include Les Angles, Font Remou and Ax les Thermes – there are more ski stations further west. Smaller slopes nearer.
